As the time for signing contracts for cash land leases next spring gets underway, Iowa State Savings Bank ag banker Leslie Miller has some advice for landlords looking to rent. Miller cautions that if you have any concerns about not getting the rent from your tenant, you should require it up-front. She says that if you have a contract set up where cash rent is to be paid March 1 and you don’t receive it, you have to wait at least 30 days before renting the land to someone else. You should consult an attorney. She also recommends that landlords put fertilizer and conservation covenants in the leases to protect their land.
