The Planning and Zoning Commission agreed to several proposed zoning code amendments Tuesday for the Knoxville City Council to consider.

Chris Shires with Confluence, the city’s planner, explained their recommendations to the committee. Among the recommended changes are allowing an owner of adjoining lots to combine them into one lot that does conform to city code. The proposal also calls for side yard setbacks to be a minimum of five feet from the property line allowing for a two foot overhang.
It’s also recommended that the burden of proof regarding legally grandfathered lots will be put on the property owners and not the city.
Shires says at least 400 lots in the Knoxville area are currently non-conforming. He says the goal of all these recommendations is to create more conforming lots.
It’s expected that the Knoxville City Council will take up this proposal at their next meeting on June 1st. It can be heard on AM 1320 and FM 95.3 KNIA beginning at 6:15pm.
