The Pella Planning and Zoning Commission will review a rezoning application to change the northwest quadrant of the Main Street/Peace Street Intersection into a planned unit development at their meeting Monday.
According to a city memo, a proposed project by RDP Holdings called Webster Park would turn the old Webster Elementary site into a new, 41 unit townhouse complex. The estimated $17 million development will include high-end housing finishes, a courtyard, extensive landscaping, and a community building. Currently, the area covering the 400 block of Broadway and Main Street is zoned institutional, and needs to be changed to allow for the unique concept. A planned unit development ordinance, according to the memo, will allow the city and the developer to take an “innovative and imaginative” approach to the design.
A preliminary plan for Webster Park has been approved by the city’s engineer and staff. The Planning and Zoning Commission will make a formal recommendation to the Pella City Council, who will then consider adopting the ordinance beginning in September. Their meeting begins at 7:00 p.m. in the Public Safety Complex on Liberty Street.
