An expansive housing development proposed in Pella will be reviewed at the Planning and Zoning Commission Meeting today. According to the meeting packet, the board will give their recommendation after a public hearing is held on a proposed zoning change from agriculture uses to a planned unit development for 48-acres of land along G-28 near West 16th Street and Fifield Road. The project, called the Cobb Hill development, would create 93 single-family residential lots, which would accommodate a market price of $220,000 to $250,000, as well as 45 townhome/condominium units priced between $180,000 and $220,000. While all potential uses for the area have not been approved, the planned unit development zoning could also allow for the development of restaurants and retail in the subdivision. City Administrator Mike Nardini says the project is one of several the city is working to bring to Pella after a housing needs assessment conducted in 2015 showed the community needed 966 additional housing units, or a 15% increase, to accommodate future growth. According to the Pella Area Community and Economic Alliance, developments with 206 housing units filling a variety of needs have been approved by the Pella City Council since the study came out. The Pella Planning and Zoning Commission will review the proposed planned unit development at their meeting today at 7 p.m. in the Public Safety Complex on Liberty Street.
