The Indianola City Council met in regular session Monday, which included approval of multiple planned unit development projects.
The council unanimously approved the Kentucky Ridge development located at 1100 N Jefferson Way, including 50 townhomes and a proposed future park of .19 acres.
Emerald Bay will take place over 25-acres near 2103 North Jefferson Way. The development includes a mix of residential, commercial, and public spaces with a commercial zone, a multi-family zone, a condominium zone, and a townhome zone, along with a 2.2 acre park. The council approved the development, with the stipulation of a traffic impact study. The council approved the PUD in a 4-1 vote, with Councilwoman Gwen Schroder voting against and Councilwoman Christina Beach not present.
The council also approved the development at the Deer Run Golf Course, which includes a future clubhouse featuring a gym, pool, and concessions. The 18-hole golf course will continue to operate on the site. Approximately 22-acres of new commercial areas, and a variety of housing types, including single-family dwellings, town/row homes, and apartment units. City staff recommended excluding a single-family home development to the south of W 10th Ave and the town home development north of W 13th Ave, which was followed by council. The council approved the PUD in a 5-1 vote, with Councilwoman Gwen Schroder voting against, and Councilwoman Beach available via phone.
The next step for the developments will be a site plan and preliminary plat submitted to the city, with each step of the process still under review from both the planning and zoning commission and Indianola City Council.
The council also approved a rezoning for properties located at 704 N 6th Street, 810 N 6th Street, and 917 E Iowa Avenue from General Industrial to Residential.
The council meets in a special session tonight for a strategic planning session. The special session is at 6pm in the Peoples Bank Conference Room.
