The Knoxville City Council approved a site plan for the new Kading Properties housing development at their meeting Monday night.
The site plan is for the Villas on Bell multi-family housing development located on the north side of W Bell Ave. and west of S Roche St., just north of the current Terrace View development. Kading intends to construct various types of housing at this location similar to their project at Terrace View. The new project will include 247 market-rate rental units located across 70 single-story buildings that are a combination of detached dwellings, duplexes, four-plexes, and six-plexes. The project will be completed in two phases and is still contingent upon federal housing tax credits. Knoxville City Manager Heather Ussery says the new development would help with the rental housing shortage in Knoxville.
“With their first project, Terrace View, 155 units was a significant impact to the need for rental units. To hear their waitlist that they still have for that, they are full and have a significant waitlist that they are confident they can fill with their 247 units when they come online. It will meet a substantial need for that rental demand that we have in Knoxville and we are hopeful we can meet that demand with additional projects.”
