The Knoxville City Council approved a site plan for a new apartment complex in the Veterans District at their meeting Monday night.
The site plan is for a 36-unit market rate rental apartment complex by Huegerich Developments. The proposed development will be a three story building with 72 parking spaces. It will be built as a phase one project on a 3.56 acre site located on the south side of W. Pleasant, and immediately east of Willetts Drive.
Huegerich Developments applied for and, with the City’s assistance, received an award for up to $1,000,000 in Workforce Housing Tax Credits and State Sales Tax Rebates to assist in the development of the market rental project. Phase two would involve the construction of 20 rowhouse units in four separate buildings adjacent to Pleasant Street on the same site. Phase two, however, is not a subject of the current site plan application. Knoxville City Manger Heather Ussery says she hopes new developers will continue to build in Knoxville.
“It is what we hoped for in the beginning. Honestly I think it’s happened quicker than we initially expected. I think getting our thriving communities designation and those additional credits towards those applications helped entice developers to look at Knoxville. We’ve had a couple of successful ones over the last year and we will have that designation again in 2025 so I hope it continues.”
